This report involves searching on the present title holder of the subject property and the last deed for consideration.

Current Owner Search

This report involves searching on the present title holder of the subject property and the last deed for consideration. We search from the current date backward to find a warranty deed or other arms-length transfer on the subject property. The report includes the following details -Vesting deed, current tax status, county assessment information, open mortgages, active judgments, active liens, and legal description. In addition, all defects, liens, and encumbrances, exceptions, unless properly disposed of with Mineral conveyances and reservations.

Two Owner Search

This report involves a detailed title search on the last two owners in the chain of title of the subject property. Liens and Judgments like any other owner. In addition, all defects, liens, and encumbrances, exceptions, unless properly disposed of with Mineral conveyances and reservations.

Last Vesting Deed

This report involves a legible copy of the current vesting deed(s) to reflect 100% fees simple ownership to this property and Parcel ID.

Full Title Search Services

The search should include all names in the chain of title and should report liens and judgments for all owners, current, and past. The names must be run for general liens, such as judgments and federal tax liens, for the full statutory period applicable for the state.All easements, covenants, conditions, and restrictions (CC&Rs) or related documents such aamendments, annexations, or restated CC&Rs posted to the subject property must be reported.Search that is defined by state statute. Includes chain of title, liens, and judgments for all current – past owners, General liens, such as judgments and federal tax liens for the full statutory period applicable to the state.In addition, all defects, liens, and encumbrances, exceptions, unless properly disposed of. Housing or building code enforcement, personal property tax, and municipal lien and traffic adjudication searches. All easements, Covenants Conditions,and Restrictions(CC&Rs) or related documents such as Amendments, Annexations, or Restated CC&Rs posted to the subject property are reported.

Update Search

An extension to verify that no liens have been filed against the subject property between the time of the original Title Search. The taxes will be updated with present tax findings.

Judgment Searches

To check if there are any Judgments against the borrower and upload the search docs in the file.

Document Retrievals

This report includes client requested documents like a deed, mortgage or plat images, etc.
